Booking Terms & Conditions

1. You have not booked until we receive a non-refundable deposit (20% of the total cottage rental fee). The remaining balance must be paid in full at least six weeks prior to the arrival date. For bookings with six weeks or less to the arrival date, payment is required in full to confirm the booking.

2. The booking shall be deemed to be for the purpose of the people whose names appear on the booking form. The maximum number of persons allowed at the property is clearly stated in the particulars and must not be exceeded without prior consent of the property owner. In the event that the maximum number is exceeded without prior consent, as aforesaid, the owner has the right to revoke the booking without refund.

3. If you cancel a booking more than six weeks prior to the arrival date, you shall receive a refund of the total fee paid, minus the deposit. Cancellations made with six weeks or less prior to the arrival date will receive no refund of monies paid. Holiday Cancellation Insurance will cover you in most cases and you are strongly recommended to purchase appropriate insurance.

4. If for any reason it proves necessary for us to make a change in your holiday booking by reason of the unexpected withdrawal of the property we will refund any monies paid by you.

5. We will only accept liability for economic loss when caused by the negligence of the property owner.

6. You are obliged to keep the holiday home and all furnishings, fixtures, fittings and effects, in the same state of repair and condition as they were in at the commencement of the holiday and to ensure that the home is left clean and tidy. In default of such obligation, you are obliged to reimburse the owner against any costs incurred by the owner in remedying such default.

7. You will be responsible for any damage to the holiday home, or the furniture, fixtures, fittings, pool, and effects. Anything broken or damaged should forthwith be repaired or replaced with an article of similar type and value. If this is not possible, any damage or breakage should be reported to the owner, and paid for before departure.

8. You will permit the owner (with or without workmen or others) at reasonable times and on reasonable notice to enter and inspect, and if necessary to repair the property or to enter the property without notice in an emergency to repair the property or adjoining premises.

9. You must not assign or part with the possession of the property or any part of it, or anything contained in the property or use it other than as a single dwelling for holiday occupation by the people whose names appear on the booking form.

10. You must ensure that nothing happens which may be a nuisance or inconvenience to occupiers of neighbouring or adjoining property or adversely affect any insurance of the property.

11. Dogs are permitted in the cottages, subject to the terms and conditions specified below. A Dog Terms & Conditions Form must be completed, signed and returned prior to arrival.

12. Smoking is not allowed in the cottages at any time. Smoking contravenes health and safety legislation as the cottages are considered a workplace. No sources of naked flames, e.g. candles, are permitted in the cottages. The guest will be liable in full for damage resulting from a fire caused by smoking or the introduction of naked flames.

13. If you feel you have a genuine complaint in respect of your holiday home, then this should immediately be reported to the owner who will endeavour to resolve the issue.

14. An Arrival Form will be sent to guests prior to the arrival date. This form must be completed and returned prior to arrival.

15. These conditions shall be deemed to have been accepted by you, at the time when you complete the booking.

16. Arrival is after 4pm on the arrival date, and departure by 10am on the departure date.

17. Wi-Fi internet access is provided free of charge, but with fair use conditions. Guests are permitted 500 megabytes per day for short break stays (less than 7 nights) or 3.5 gigabytes per week for weekly/fortnight stays. Users exceeding these limits may have their internet speed reduced / stopped / charged at the current Eclipse charge rate. No refund will be given for loss of internet access, or losses incurred by no internet access. The offer of free internet access may be withdrawn at any point by the owners.

18. We reserve the right to amend booking prices, or cancel bookings when a booking crosses payment bands. Computerised booking systems cannot always work out these prices and so this may have to be done manually. If the guest does not agree with the corrected price, a full refund will be given of any monies already paid using the on-line booking system.

19. The particulars set out in the website, brochure and any supplements are believed to be correct as of 23/02/2016.

These Booking Conditions shall be read and construed in such a way as not to prejudice the statutory rights of the Holiday Maker.

Dog Terms & Conditions

Pets are welcome at the property provided they are declared on the booking form, are well behaved, are kept under control at all times and do not cause a nuisance to other guests.

We have therefore introduced the following guidelines, which we ask all guests to adhere to (failure to do so may result in you being asked to leave without compensation)

1. The guest is liable for all damage caused by his/her pets. The guest must remove all traces (inside and out) from the property of pet occupation before final departure. The Property Owner reserves the right to levy a charge for any extra cleaning or repairs required after the guest’s occupancy.

2. Dogs must be under strict control at all times while on the property.

3. Any fouling must be cleaned up without delay.

4. The guest must bring the dog’s bed or basket for sleeping in.

5. Dogs must not be left alone in the property.

6. Guests must ensure that their pets are free from parasites and fleas before they occupy the property. Failure to do so will incur subsequent charges.

7. Guests must not allow pets on beds or furniture within the property.

8. Please note that although our property may accept a dog, this does not guarantee that the property is totally escape-proof.

9. We reserve the right to decline bookings based upon the size and breed of dog.

Guests will be provided with a copy of these terms and conditions when booking.

By proceeding with the booking, guests agree to these terms and conditions.
